Egypt's real estate sector has shown remarkable resilience in the face of market fluctuations, with major companies maintaining strong sales, profits, and delivery rates. This is in contrast to global markets, where some large real estate companies, such as China's Evergrande, have collapsed. According to the financial results of the six largest real estate companies listed on the Egyptian Stock Exchange, including Tarek bin Laden's Palm Hills Development and Orascom Development Egypt, their combined revenues increased by 23.1% to approximately 86.7 billion Egyptian pounds in the first half of 2026.
The six major companies, which also include City of Egypt for Housing and Development, October 6th for Development and Investment (Sodic), and Emaar Egypt for Development, reported a combined net profit of around 22.8 billion pounds, a 12.8% increase from the same period last year. Ihab Rashad, a financial analyst, attributed the strong performance to growth in contractual sales, improved revenues, and increased delivery rates. He noted that these companies have maintained high levels of customer and bank trust, enabling them to secure financing and absorb shocks.
Rashad highlighted that major developers have specialized risk management and research departments, allowing them to build scenarios for potential changes and develop flexible plans for pricing, financing, and project implementation. These companies have also accumulated a significant backlog of unsold units, which provides a source of future revenue. In three major companies alone, the value of unsold units reached approximately 610 billion pounds, providing a solid foundation for future growth.
However, this backlog also presents a challenge for these companies, as they must convert it into completed projects, delivered units, and cash flows. This makes collection and delivery key indicators for the coming stage. Mohamed Kamal, a financial analyst and member of the board of directors of a financial consulting firm, noted that major companies have the research and financial capabilities to conduct in-depth feasibility studies and assess risks before launching projects.
Kamal added that these companies have diversified their activities, targeting customers in the Gulf region and expanding into markets such as Saudi Arabia, the UAE, Iraq, and Oman. This expansion provides foreign currency cash flows, reduces dependence on the local market, and diversifies revenue streams. The companies have also focused on developing a portfolio of land, diversifying their activities between residential, hotel, tourism, and commercial sectors, and increasing reliance on recurring revenues.
