Similar to the first opportunity, the required down payment is 10%, and the implementation period is also four years. The land is intended for use as warehouses, excluding pharmaceutical activities.
Both investment opportunities come with specific construction requirements. For the commercial land plot, the construction ratio must not exceed 40% of the land area, with a maximum allowed height of a basement, ground floor, and two repeated floors. The required setbacks are five meters at the front and four meters on the sides and rear. For the warehouse land plot, the construction ratio is up to 65%, with a maximum allowed height of 15 meters, subject to compliance with civil defense regulations.
The payment and financing terms for both investment opportunities include a down payment of 10% of the land price, with the remaining balance to be paid in equal semi-annual installments over the four-year implementation period. The first installment is due six months after the allocation decision by the authority's board of directors. All installments will incur financial charges based on the interest rate announced by the Central Bank of Egypt at the time of due date, plus the rate specified by the Ministry of Finance and 0.5% administrative expenses.
