The Egyptian government has announced an extension of the deadline for filing real estate tax returns to the end of December 2026, from the previously set end of September. This decision was made by Finance Minister Ahmed Kouchouk as part of a package of new tax facilities and incentives. The move aims to provide taxpayers with more time to comply with the regulations and to encourage greater participation in the tax system.
In addition to the deadline extension, the government has also extended by six months the deadline for submitting applications to settle real estate tax disputes. This extension applies to ongoing disputes between taxpayers and the Real Estate Tax Authority that are registered with or being considered by courts at all levels. Furthermore, taxpayers will be exempt from late-payment charges until 2 April 2027. These decisions were made in response to requests from experts, media professionals, and citizens.
The Egyptian government has seen significant engagement from citizens in registering their properties and filing tax returns through the newly launched mobile application. According to Minister Kouchouk, more than two million real estate units have been registered through the mobile application over the past 100 days. Additionally, 1.5 million citizens have created electronic accounts on the application, and the authorities have received 1.2 million tax returns.
The government plans to further develop the mobile application and simplify procedures to improve services for taxpayers. The ministry will also consider feedback, suggestions, and comments submitted by citizens through the media and social media platforms. Ramy Youssef, assistant minister for tax policies, stated that the ministry is holding expanded meetings with business community representatives to explain the new real estate tax facilitation package.
The real estate tax, levied on built property according to its rental value, is meant to broaden the tax base and fund local services and development across the country. Egypt's real estate tax ecosystem is structured around three core pillars: annual property taxes, real estate transaction taxes, and rental income taxes. The recent legislative updates aim to ease compliance and modernize the sector.
The six-month extension for tax disputes settlement applies to disputes before tax appeal committees at any stage. The ministry has established communication channels and technical support teams to improve services and provide additional assistance to taxpayers. Youssef emphasized that the ministry will follow up daily on the process of improving services and assisting citizens.
The extension of the deadline and the exemption from late-payment charges are expected to encourage greater participation in the tax system and provide relief to taxpayers. The government's efforts to modernize the real estate tax sector and improve services for taxpayers are ongoing, with a focus on increasing efficiency and reducing bureaucracy.
