The Costa da Caparica region in Portugal is gaining traction as a prime residential market, driven by its proximity to Lisbon, improved accessibility, and public and private investments. For decades, the area was associated with leisure and summer activities, but it is now attracting new buyer profiles. According to data from Confidencial Imobiliário cited by Athena Advisers, average prices in the Caparica area have nearly tripled since 2015.

Despite the recent appreciation, prices in the Costa da Caparica remain around 40% lower than those in Lisbon. The Athena Advisers' portfolio, which focuses on the premium segment, has an average price of €5,956 per square meter in Caparica, compared to €9,548 per square meter in Lisbon. This significant price difference, coupled with expected improvements in accessibility and ongoing investments, suggests potential for further growth.

The evolution of accessibility is a key factor contributing to the area's attractiveness. In July 2024, the Almada Municipal Chamber, Lisbon Metro, and Transportes Metropolitanos de Lisboa signed a protocol to extend the Metro Sul do Tejo to the Costa da Caparica. The project involves approximately 7 kilometers of extension and 10 new stations, connecting residential areas to a new central interface.

Several public and private investments are underway in the region, including the Innovation District project in Monte da Caparica, valued at €800 million. This project involves the Universidade NOVA, Almada Municipal Chamber, and private investors. Additionally, new hotel units, commercial concepts, and leisure activities are emerging, while the Almada International School has reinforced the region's international educational offerings.

The limited construction along the coast is another factor highlighted by consultants. A significant portion of the coastline is integrated into the Protected Landscape of the Fossil Cliff of Costa da Caparica, which restricts new construction and helps preserve the area's low density. This unique combination of factors is transforming the Caparica's positioning within the Greater Lisbon context.

The growing demand is reflected in new residential projects, such as Caparica Hills Villas, located on the cliffs overlooking the Costa da Caparica. This project, promoted by ODEON Properties and designed by Promontorio, features T3 and T4 houses with areas ranging from 222 to 350 square meters, private gardens, pools, and garages prepared for electric vehicles. The properties are currently marketed by Athena Advisers, with prices starting from €1.395 million.

According to Marta Salgado, Director of Sales at Athena Advisers Portugal, the Costa da Caparica is no longer seen as just a summer destination. There is a growing demand for a lifestyle that combines proximity to Lisbon with more space, contact with nature, and proximity to the sea. The region's transformation is driven by a convergence of new infrastructures, public and private investments, and a diversifying range of services.
