Fortress Real Estate Investments has achieved seventh place in the Sunday Times Top 100 Companies ranking for 2026. This accomplishment is a result of the company's clear strategy, disciplined execution, and focus on high-quality assets. Fortress has reshaped its business around two core sectors: premium-grade logistics properties and commuter-orientated convenience retail centres. This strategic shift, adopted in 2019, aimed to align the portfolio with long-term growth trends, including e-commerce expansion and changing consumer shopping habits.

The company's success is attributed to consistently executing its plan, according to Ryan Eichstadt, head of investor relations and corporate finance at Fortress. Since 2019, Fortress has sold approximately R11.6bn of non-core assets at an average premium to book value of 5.9% and reinvested capital into about R17.5bn of developments and acquisitions. This has significantly improved the quality of its asset base, with the value of its non-core portfolio falling from R9.9bn to roughly R2.5bn.

Fortress's latest financial results demonstrate the impact of its strategy. In FY2026, like-for-like net operating income increased by 8.4% in South African logistics and by 7.3% in retail. Portfolio vacancies declined to 2.5%, distributable earnings rose 14.2% to R2.23bn, and the dividend increased by 10.1%. The company's logistics assets in South Africa and Central and Eastern Europe are valued at about R25.5bn, alongside direct retail properties worth R12.9bn.

Fortress also holds a 14.4% stake in NEPI Rockcastle, providing shareholders with indirect exposure to one of Europe's largest and most successful retail property platforms. Combined, its direct and indirect interests provide exposure to more than R56bn in property assets. Operational improvements have been equally important in driving performance, with the company bringing property management in-house across 46 logistics assets and keeping costs tightly controlled.

The logistics platform remains the company's standout growth engine, with Fortress developing major logistics hubs, including Longlake Logistics Park, Louwlardia Logistics Park, and Eastport Logistics Park. The company has a South African logistics development pipeline of about 286,000m², including Eastport North, where leases with several prospective tenants are nearing conclusion. Fortress is also securing additional land to support future growth.

Looking ahead, management believes logistics presents the greatest opportunity, driven by e-commerce growth and retailers investing in their supply chains. In retail, Fortress plans to continue acquiring, redeveloping, and extending centres where additional value can be created. Internationally, the company is focused on growing its footprint in Poland and Romania while evaluating opportunities elsewhere in Central and Eastern Europe.

Being recognised among South Africa's top-performing listed companies carries special significance for management. Fortress has raised FY2027 guidance for distributable earnings to approximately R2.46bn, with growth expected to come primarily from rising income generated by the direct property portfolio. The company is cautiously confident about its future prospects, with a high-quality portfolio, a strong balance sheet, and a pipeline of development on two continents.
