Elim City, a faith-based organisation, has launched a real estate project at Dumasua in the Sunyani West Municipality of the Bono Region. The project, dubbed "Elim City Estate," aims to promote community development. It is being undertaken in partnership with Signum Development, a real estate developer. The project will provide residents with access to essential services and amenities while enhancing security.
The gated community project comprises residential apartments, serviced plots, a church, a school, a hospital, a hostel, and recreational facilities. Other amenities include a football pitch, children's playground, landscaped green spaces, and a restaurant. The project is designed to create a conducive environment for families to raise their children, access education and healthcare services, and enjoy recreational activities.
Dr Gospel Odame-Kentoe, Senior Pastor of Elim City, stated that serviced plots within the estate are selling for between GH¢250,000 and GH¢400,000. Residential properties are priced from GH¢1.04 million for a semi-detached two-bedroom Type A house to GH¢3.2 million for a detached four-bedroom house. Buyers are required to make an initial deposit of five per cent, with the outstanding balance spread over a five-year payment period.
The prices for the properties will remain valid for three months. Dr Odame-Kentoe explained that the project had encountered funding, design, and implementation challenges since its conception about a decade ago. However, the partnership with Signum Development helped address many of those challenges and positioned the project for successful implementation.
Ogyeamansan Boahen Korkor II, Paramount Chief of the Sunyani Traditional Area, described the project as a worthwhile investment. He said extending development to emerging communities would help reduce congestion in rapidly growing urban centres. The Paramount Chief urged the developers to consider extending the instalment payment period to allow prospective buyers more time to mobilise funds.
Mr Allen Harden, Corporate Sales Manager of Signum Development, said the cost of the plots reflected the additional amenities and services to be provided within the estate. He noted that land in the area currently sold for about GH¢150,000, but the Elim City Estate offered added value through access to shops, recreational facilities, and other essential services.
Prospective buyers can also access mortgage facilities through their banks to support the acquisition of properties within the estate. The project is expected to create a holistic community with like-minded individuals living together, with access to a community school, healthcare services, and recreational activities. The partnership between Elim City and Signum Development aims to deliver a successful and sustainable community.
