The Egyptian Tax Authority has clarified the process for calculating property taxes, aiming to simplify the procedure for citizens. According to Rami Youssef, head of the Real Estate Tax Authority, the estimated value of a property is subject to specific stages to determine the taxable amount. This process is designed to make tax calculation more straightforward and transparent.

Youssef explained that the estimated value of a property is first multiplied by 60% to arrive at the capital value. Then, the rental value is calculated by multiplying the capital value by 3%. Afterward, a 32% deduction is made for expenses. Finally, the tax is calculated at a rate of 10% of the final result. This method is intended to provide a clear and step-by-step approach to tax calculation.

The goal of these procedures, according to Youssef, is to simplify dealing with property taxes and encourage compliance. Citizens who register their declarations and fulfill their obligations can benefit from the prescribed advantages, including discounts for compliant taxpayers. Youssef emphasized that registration is not just a required procedure but also enables citizens to take advantage of the benefits provided by the system.

The tax authority's efforts are part of a broader government initiative to simplify property tax procedures. This includes increasing the exemption limit for private housing, developing electronic payment mechanisms, and reducing penalties for delayed payments in specific cases. Regarding the exemption limit for private housing, Youssef provided an example where a unit valued at 8 million Egyptian pounds would have an annual tax of approximately 80 pounds. He clarified that units valued below 8 million pounds are exempt from tax, while those exceeding this value are subject to tax only on the amount above the exemption threshold.

For properties valued higher than the exemption limit, Youssef used the example of a 10 million pound unit to illustrate that exceeding the 8 million pound threshold does not result in a significantly high tax burden. The annual tax is calculated according to the prescribed formula, ensuring that the tax amount is reasonable and based on the property's value.

The Real Estate Tax Authority is focused on providing greater ease and simplicity in dealing with citizens.
