The Egyptian Property Tax Authority has introduced a new system to encourage online registration of properties, offering significant discounts for those who register through their mobile application. According to Rami Youssef, head of the authority, registering through the app will grant residential units a discount of up to 30% and non-residential units up to 15%. This move aims to ease the burden on citizens and simplify tax declaration procedures.
The discounts are part of the new law No. 3 of 2026, which amends some provisions of the Real Estate Tax Law issued by Law No. 169 of 2008. The law seeks to alleviate the financial burden on citizens and facilitate the submission of tax declarations and registration with the authority. Youssef explained that providing tax declarations will give non-residential units a 10% discount, while advance payment under tax account will add another 5% discount.
The registration process has become more accessible with the introduction of the mobile application, "Egyptian Real Estate Taxes." Citizens can now register using their phone number and national ID card, and declare the units they own across the country, eliminating the need to physically visit the authority. This new system is designed to make it easier for citizens to fulfill their tax obligations.
For residential units, those with a market value of less than 8 million Egyptian pounds are exempt from tax, provided they are registered through the electronic application and a specific exemption request is submitted for private housing. The tax is only levied on the value exceeding 8 million pounds, at a rate of 1260 pounds for every additional million.
To assist citizens in completing the registration process, the tax authority has allocated teams to provide support at sports clubs and new city devices across the country. This measure aims to help citizens overcome any difficulties they may encounter during the registration process.
According to Youssef, these measures are expected to increase the number of taxpayers and improve tax collection. The authority has also reported a significant number of requests to close old tax files and new taxpayer registrations. The Ministry of Finance has allocated 80 billion pounds in the budget for programs to stimulate production, export, and entrepreneurship.
The tax authority's efforts to simplify tax procedures and offer discounts for online registration are part of a broader strategy to enhance tax compliance and reduce the tax burden on citizens.
