A new Egyptian platform, Aqar Exit, has been launched to help homebuyers struggling with financial difficulties. The platform allows property owners who are facing payment difficulties to sell their partially financed properties while limiting their losses. The platform has already gained significant traction, with 7,661 units valued at over 110 billion Egyptian pounds as of September 21.

The platform was founded by Mahmoud Ammar, who warns that the growing gap between property prices and buyers' purchasing power is a cause for concern. Aqar Exit aims to facilitate the resale of properties on the secondary market, enabling owners to sell their properties at a lower price than the current market price. The platform's goal is to provide an equitable solution for both buyers and sellers.

Since its launch in August, Aqar Exit has received over 17,000 inquiries in response to its online listings. According to a report by The Board Consulting, the sales of the top 10 real estate developers in Egypt declined by 5% in the first half of 2026 compared to the same period in 2025. However, the total value of sales increased by 2.9% to 670 billion Egyptian pounds.

Ammar notes that one of the challenges faced by property owners is the imposition of restrictions on property transfers by developers. In some cases, owners must have paid up to 90% of the property's price before they can sell it. Additionally, some developers charge high transfer fees, which can range from 10 to 20% of the property's initial value.

Despite these challenges, Aqar Exit has made significant progress, with over 110 employees working to process listings. The platform charges a 1.25% fee on the purchase price. Ammar expects the platform to host over 100,000 properties within a year. He believes that as long as buyers and sellers face evolving price and payment conditions, Aqar Exit will remain a necessary solution.

The platform's success has been driven by its user-friendly application, which connects buyers and sellers directly. Ammar emphasizes that Aqar Exit does not intervene in contractual clauses and that sales are carried out in accordance with the conditions outlined in the contract. The platform aims to provide a smooth and efficient process for both parties.
