The Central Agency for Public Mobilization and Statistics (CAPMAS) released a report on the occasion of World Habitat Day, which falls on the first Monday of October every year. The report highlights the importance of providing adequate housing as a fundamental human right. According to CAPMAS, Egypt has made notable progress in the housing sector, with 212,000 units completed during 2024/2025, at an investment of EGP 245.3 billion. This represents a considerable increase from 158,900 units completed in 2023/2024, at an investment of EGP 152 billion.
The housing sector in Egypt is categorized into different types, including economic, medium, luxury, and low-cost housing. During 2024/2025, economic housing topped the list with 86,500 units, accounting for 40.8% of the total units completed. Medium housing followed with 57,000 units, representing 26.9%, while luxury housing accounted for 49,300 units, or 23.2%. Low-cost housing constituted 5,100 units, or 2.4% of the total units completed.
The government and public sector played a significant role in the housing sector, completing 104,800 units during 2024/2025, which accounts for 49.4% of the total units completed. Economic housing dominated this category with 68,500 units, or 65.4%. The governorates of Cairo and Giza led the way in terms of the number of units completed by these sectors, with 47,600 and 20,700 units, respectively.
The private sector also made a substantial contribution to the housing sector, completing 107,200 units during 2024/2025, which accounts for 50.6% of the total units completed. Medium housing was the most prominent category in this sector, with 43,200 units, or 40.3%. The governorates of Cairo and Giza again led the way, with 31,700 and 24,600 units completed, respectively.
Egypt's social housing program, "The Million Units," has made significant progress, with a total of 694,700 units completed. Of these, 67,900 units were completed during 2024/2025. The program is being implemented by various entities, including the Ministries of Housing and the New Urban Communities Authority. Additionally, the "Sakan Egypt" project for medium housing has seen 70,500 units completed, with 7,000 units completed during 2024/2025.
Other notable housing projects in Egypt include "The Modern Style" for medium housing, which has seen 12,300 units completed, and "The Axis of Medium Housing," which has 3,000 units completed. The "Jannah Egypt" project for luxury housing has 33,200 units completed, while the "700 Feddan" project for upscale housing has 651 units completed. These projects are part of a broader effort to address Egypt's housing needs and provide affordable and quality housing for its citizens.
The Egyptian government has also seen significant investments in the housing sector, with various entities contributing to the development of new cities and communities. The New Urban Communities Authority has played a key role in this effort, with projects such as the "Capital Administrative" city, which has seen 7,302 units completed. The authority has also reported that 211 units are under construction in the city of Mansoura, with investments of EGP 872 million.
