The Urban Development Fund in Egypt is spearheading a comprehensive revamp of lands along the Nile Corniche, guided by a vision that prioritizes the site's unique characteristics. According to Dr. Ihab Hanafi, spokesperson for the fund, the state's current approach diverges from traditional development concepts. The fund is engaged in urban development and renovation projects, including the revitalization of historical Cairo, in addition to upgrading informal settlements.

Citing the successful transformation of the Tel Al-Aqarib area, which was once a dilapidated neighborhood, Dr. Hanafi highlighted the project's distinctive design, inspired by Fatimid-era Cairo. The endeavor demonstrated that while standard buildings could have been constructed, the chosen approach respected the site's historical essence. This methodology reflects the state's broader strategy of reviving and beautifying areas in accordance with their specific contexts.

The state is currently focused on revitalizing historical and urban areas across Egypt, with a commitment to preserving the natural beauty of sites like the Nile River. Dr. Hanafi emphasized that any new projects along the Nile must not obstruct views of the river or compromise the surrounding environment. This vision for development prioritizes aesthetic and environmental considerations.

The Urban Development Fund has already executed several projects, including the creation of the Al-Fustat gardens, touted as the largest park in the Middle East. This initiative aligns with the state's objectives of enhancing and rejuvenating urban spaces. Furthermore, the fund places significant emphasis on preserving trees and green spaces during development projects.

To ensure a systematic approach to land development, the fund has begun preparing detailed files for various land plots, starting with three areas in Giza and Cairo. These files, which outline the optimal use and development strategy for each plot, have been presented to the Council of Ministers for review. The fund aims to complete these files within a two-month timeframe.

A committee chaired by Engineer Khalid, head of the fund's board of directors, has been established to review and refine the land files. This committee, comprising members from the Council of Ministers, relevant authorities, and local governorates, assesses the conformity of the proposed developments with existing urban plans. If a plan is lacking, the committee seeks to identify the most suitable use for each land plot.

The final outcomes of the fund's work will be submitted to the Council of Ministers upon completion of the study and review process. It is emphasized that the ongoing efforts are focused solely on state-owned lands within the fund's mandate, with privately owned lands falling outside its purview. The initiative aims to devise a strategic vision for the optimal utilization of state assets.
