Furthermore, if the tenant fails to fulfill their contractual obligations, including late payment of rent, the contract may be terminated.
Any breach of the contractual terms, including the acknowledgments signed by the tenant, or if it is found that they are not entitled to continue using the unit, will result in the automatic termination of the rental contract. This termination does not require a warning, notice, or court judgment.
In the event of contract termination, the tenant will face penalties, including the confiscation of the unit and its return to the owner. Additionally, the tenant will forfeit the entire security deposit paid to the Social Housing Fund and Real Estate Finance Support, and they will not be entitled to its refund.
The tenant will also be required to pay compensation to the fund, equivalent to the rental subsidy they received, plus the cost of this subsidy, calculated based on the credit and discount rates announced by the Central Bank of Egypt at the time of payment. The tenant will also be responsible for all applicable fees.
Any amounts previously paid as a security deposit will be deducted from the total amounts owed by the tenant when settling their financial obligations. The Ministry of Housing and Public Utilities has emphasized the importance of adhering to the terms and conditions of the rental contract to avoid termination and associated penalties.
