The Egyptian government's Housing Fund has announced a new rental housing program, offering units starting at 1,500 EGP per month in provinces and 2,000 EGP in new cities. According to Mi Abd El-Hamid, CEO of the Housing Fund, the rental units will be available in 26 provinces and new cities, with around 8,500 units available in provinces. The units are fully furnished and equipped with amenities, and are ready for immediate occupancy. They come in various sizes, including two-room and three-room apartments with areas of 75 and 90 square meters, respectively.
To be eligible for the program, applicants' combined monthly income must not exceed 16,000 EGP. Tenants will be required to pay only a quarter of their income in rent, with the state covering the remaining amount, up to a maximum of 100,000 EGP in rental subsidies over the contract term. This means that if a tenant's rent is 4,000 EGP per month, but they can only afford 2,000 EGP, the state will cover the remaining 2,000 EGP.
The Housing Fund has stated that units will be allocated based on a points system, prioritizing those with lower incomes, families with children, and newlyweds. Applicants who are not successful in this round will be able to retrieve their application fee and reapply in future rounds. The fund aims to provide housing for those who need it most, without requiring them to take on the burden of ownership from the outset.
Mi Abd El-Hamid has stated that the program is an experiment to gauge demand, and that the fund will consider expanding the program to include older age groups based on the response. The fund is working in conjunction with the New Urban Communities Authority, which offers alternative rental-to-ownership programs for those up to the age of 45.
