The Egyptian Ministry of Housing, through the Urban Communities Authority, has announced specific circumstances under which the allocation of rent-to-own apartments can be cancelled within three years of allocation. These conditions are designed to ensure compliance with the regulations and rules set forth in the allocation process. According to the ministry, any violation of these conditions may lead to the cancellation of the allocation and the revocation of the unit.

One of the primary conditions for cancellation is the discovery of any violations of the reservation conditions or controls stated in the application booklet. Additionally, providing incorrect data during the application process can also lead to the cancellation of the allocation at the request of the unit's designated authority. The Urban Communities Authority emphasized that these measures are in place to maintain the integrity of the allocation process.

Failure to complete the payment of the initial 50,000 Egyptian pounds deposit within the specified timeframe is another condition that can lead to the cancellation of the allocation. Furthermore, not paying two quarterly installments or not completing 3% of the unit's value before taking possession, according to the specified payment method, can also result in the cancellation of the allocation.

The Urban Communities Authority has also stressed that any transfer, disposal, or creation of powers of attorney for the unit during the restriction period, or without prior approval from the competent authority after the restriction period, will lead to the cancellation of the allocation. Changing the intended use of the unit, not occupying it, or occupying it by someone other than the allocated person during the contract period can also result in cancellation.

Moreover, not concluding and taking possession of the unit within the specified deadlines is another condition for cancellation. The Urban Communities Authority has underlined that adhering to these conditions and controls is fundamental to the continuation of the allocation and the utilization of the unit within the rent-to-own system.

The Urban Communities Authority offers rent-to-own apartments in various projects, including Dar Masr, Janna, and the Housing Excellence projects, with areas ranging from 57 to 161 square meters. These projects aim to provide affordable housing options to different segments of society. The authority has reiterated its commitment to enforcing the regulations and ensuring that the allocation process is fair and transparent.

The cancellation of the allocation can occur without the need for a judicial ruling, and the unit can be reclaimed. The Urban Communities Authority has urged applicants to carefully review the conditions and controls before applying for rent-to-own apartments to avoid any potential issues or cancellations.
