Property developer International Housing Solutions (IHS) Kenya has broken ground for a Sh1.8 billion rental project in Kiambu County. The project, dubbed Muzi Enzi, is located within the Tatu City mixed development in the Ruiru area. IHS Kenya aims to tap into the growing demand for rental property in Tatu City, which has a captive market due to its concentration of corporate and industrial tenants.

The Muzi Enzi project will consist of 406 apartments, catering to the increasing demand for quality and affordable housing in Tatu City. According to IHS Kenya Managing Director Kioi Wambaa, Tatu City is home to over 7,000 residents, with the population expected to triple over the next five years. The city's population is growing at an annual rate of 40%, currently standing at over 35,000.

The project will comprise a mix of 238 one-bedroom apartments and 168 two-bedroom apartments. IHS Kenya's Green Housing Fund will support the development. Wambaa stated that the demand for quality and well-priced housing is high among employees of Tatu City-based businesses, particularly those in entry and mid-level roles.

Industry data shows that Ruiru town has experienced strong growth in the rental market, driven by its proximity to Nairobi and good accessibility due to the road infrastructure network. This has led to an overall rise in house prices in the area. The 2025 HassConsult Land Index reported that house prices in satellite towns climbed due to rising rents.

In Ruiru, house prices increased by up to 15.6%, ranking it among the notable gainers. IHS Kenya is not new to Kiambu County, having developed a green affordable housing project called Muzi Salama within the Tilisi Masterplan Development in Limuru. The project features 240 units of two- and three-bedroom apartments.

IHS Kenya has also partnered with Mi Vida to develop 200 green, affordable, and quality rental housing units within the Garden City mixed-use masterplan along the Thika Road Superhighway in Nairobi County. The developer aims to provide quality and affordable housing solutions to meet the growing demand in the region.
