A recent analysis by Remax Portugal has revealed significant regional disparities in property prices across the country. Based on transactions between October 2025 and September 2026, the real estate network found that properties sold for between 180,000 and 220,000 euros have a median area of 83 square meters. This includes 74% apartments, with two-bedroom apartments being the most common type, making up 40% of transactions.
However, there are notable differences in property sizes and types between regions. In Lisbon, the median area of properties sold for between 180,000 and 200,000 euros is 40 square meters, mostly one-bedroom apartments. In contrast, the median area in the Porto region is 44 square meters. In Valença, a town in northern Portugal, the median area is significantly larger at 190 square meters, with three-bedroom houses being the most common type.
The analysis by district highlights further disparities. The median area of properties sold in this price range varies from 60 square meters in the Algarve to 158 square meters in the Guarda district. Other districts with large median areas include Bragança with 142 square meters, Vila Real with 136 square meters, Viseu with 131 square meters, and Castelo Branco with 130 square meters.
Even within the Lisbon region, there are significant differences between the north and south banks. In the Amadora and Oeiras municipalities on the north bank, the median area is 54 square meters and 53 square meters, respectively, with one-bedroom apartments being the most common. On the south bank, buyers can find larger properties, including two-bedroom apartments, for a similar price. In the Seixal, Barreiro, and Moita municipalities, the median area ranges from 62 to 66 square meters.
In rural areas, properties sold in this price range often have larger areas and are more likely to be houses. In Anadia, Covilhã, and Cabeceiras de Basto, the median areas are 143, 134, and 126 square meters, respectively. Houses predominate in transactions in districts such as Guarda, Beja, Évora, and Viseu. In contrast, apartments are more common in districts like Lisbon, Porto, and Setúbal.
The Algarve region has a distinct property market, with one-bedroom apartments being the most common type in this price range. In Albufeira, Loulé, and Portimão, the median areas range from 55 to 58 square meters. The district of Faro has the lowest median area in the country at 60 square meters.
According to Manuel Alvarez, president of Remax Portugal, understanding the characteristics of properties sold in each region is crucial for buyers. Factors such as area, type, and price play a significant role in the decision-making process. The current market highlights the challenges many families face in accessing housing.
